FraudSleuth is a user-friendly tool designed to help detect possible fraudulent activity in Wyoming County land records. As part of this service, you may sign up to receive an email notification whenever a real estate document is recorded in your name at the Recorder of Deeds office.

Note: Please be aware that there may be other landowners in Wyoming County with the same name. A notification simply alerts you whenever a document is filed in a certain name. It does not necessarily indicate that fraud has been committed. How much does it cost to use FraudSleuth?
This program is FREE.
If I set up a username and profile, how will I receive alerts?
Once the User and Fraudsleuth profiles are set up, alerts are sent in the form of an email. Notifications will be sent to the email address associated with the User account.
What information will be in the email alert?
The email alert will include the profiles matched data, the document reference, document type and recording date/time of the document.
How long will I receive alerts for?
Alerts will be received until canceled by the user.
Is it possible I may receive an alert which does not pertain to me?
Yes, this can occur if another party has the same name and is recording a document at the Wyoming County Recorder of Deeds office.
Why is the Recorder’s office unable to detect if a document is fraudulent?
The Recorder of Deeds cannot verify the validity and accuracy of the documents being filed in the office. The Recorder of Deeds office only records presented documents that meet the statutory recording requirements.
What if I receive an alert for a document that I do not recognize?
Please call the Wyoming County Recorder of Deeds office at (570)996-2361 to be directed to the proper agency.
Will I receive alerts for all documents filed in Pennsylvania?
No, alerts would only be issued for document recordings pertaining to the Wyoming County Recorder of Deeds office.
